Mark Bullivant, principal at SAOTA, reveals his 5 essentials for designing a home that connects to nature at the firm’s Montauk project on Long Island.

This project is a multi-level home on a sloping site near the eastern tip of Long Island, a few hours from Manhattan. Speaking from the project, Bullivant shares the 5 essentials for designing a home that embraces its context and expresses a deep connection to nature. The home’s desirable southern orientation, ocean views and staggering cliff-like location proved a valuable jumping off point, and the firm has distilled their steps to achieving a residence connected to nature.

For Bullivant, one of the 5 essentials for designing a home that feels connected to the natural environment within which it exists is harnessing natural light. “Because the property is south facing, we were able to use quite a lot of glazing on the southern facade,” says Bullivant. “What’s great about the large expanses of glazing is it really allows the occupants to keep to the rhythm of the site.”

The large glazing systems employed at this project not only allow for uninterrupted views, but they can be retracted completely, facilitating a seamless connection between indoor and out when the doors are open, particularly in the summer months. It’s undoubtedly one of the 5 essentials for designing a home that is inherently connected to nature.

As well as this, the consistent flooring – which appears to extend seamlessly over the threshold from the internal spaces to the outdoor terrace –exists in harmony with its environs. The same notion was applied to the ceiling, which is “carried through to reinforce the visual connection to the outdoors,” says Bullivant.

SAOTA’S approach to the layout and spatial programming, which steps down as one moves further through the building, is also one of the 5 essentials for designing a home connected to the landscape. At the Montauk project, it enhances the presence of the outdoors by orienting the experience towards the views. “You’re not looking through furniture and are far more connected to the environment. You’re able to live in the view.”

Another of the 5 essentials for designing a home connected to nature involves the exterior materiality. At Montauk, it is defined by a palette of highly durable and contextually relevant materials including charred timber cladding and local split face granite. This combination has played a pivotal role in settling the structure into the landscape.

Working with the terrain and following the site’s topography was the last of the 5 essentials for designing a home that is harmonious with its site. Here, the garage sits at street level before the rest of the home falls away with the sloping site towards the beach. This minimises the home’s visual impact to the street and ensures passers-by can see the horizon over the home’s roofline.

These 5 essentials – from the expansive glazing and site-sensitive materials to the landscaping that envelops the structure’s edges – culminate in a home that, while grand, expresses a visceral connection to its immediate context.

Situated on a rocky outcrop on Lizard Island’s western tip, The House at Lizard Island by JDA Co is one of the worlds most secluded dream homes. Architect James Davidson – who travelled several times to Lizard Island from Brisbane throughout the project’s four-year timeline, frequently camping under the stars during these stays – was engaged to design the one of the worlds most secluded dream homes.

The concept of the worlds most secluded dream home rings true in the journey to the site. The 45-minute flight from Cairns sees guests travel over opalescent waters to Lizard Island – a cluster of tree-covered bluffs with powdery white edges on the fringes of the Great Barrier Reef. On Lizard Island, there’s little else apart from the main resort, its ‘older brother’ Wilson’s Cottage and more than 1,000 hectares of National Park.

The House at Lizard Island is located past the cottage at the end of a winding road. Perched on a promontory that falls away to private sandy beaches, it is truly one of the worlds most secluded dream homes. The form is a robust concrete shell with rosewood timber elements and perforated copper blades, which not only provide visual reprieve but act as debris shields that can withstand cyclonic winds – imperative in this tropical region.

The rugged, natural surrounds are reflected in the materials and massing, and this rationale continues within, where the colour palette of one of the worlds most secluded dream homes draws directly from the environment. Davidson recalls finding inspiration for the palette in the island’s flora and fauna, foraged during site visits. JDA Co also worked closely with the Dingaal First Nations people, the Traditional Owners of Lizard Island, on seed propagation and better understanding the land.

Several interior features speak to JDA Co’s interpretation of Lizard Island and pursuit to create one of the worlds most secluded dream homes. The expressed concrete and grey ceramic finishes in the kitchen echo the granite boulders at the site’s edges; blue textiles amplify the colours of the Coral Sea and cloudless skies overhead; timber panelling nods to various eucalyptus species native to the island; and the organic-shaped green stone island bench appears to be forged from the sculptural, verdant surrounds.

Comprising three bedrooms across two levels, the house and its proportions are generous but not superfluous. This scale lends itself to a feeling of luxury, where the experience of moving through one of the worlds most secluded dream homes is effortless but underpinned by a clear intent. This is most apparent on the first floor where the primary living, dining and kitchen areas are free flowing yet purposeful. The experience is directed towards the wall of ocean-facing windows – all of which retract to waist height, transforming the space from an enclosed indoor room to a breezy, undercover balcony.

The House at Lizard Island’s location – where the idea of seclusion and immersion in nature are front of mind – greatly contributes to the project’s resonance as one of the worlds most secluded dream homes. Yet it is JDA Co’s intentional design that drives this feeling home.

Well folks, here it is. The eagerly awaited finale of the Coach House Garden.

We filmed all this build by a week by week basis and uploaded them. There was 16 episodes and this is an edit of the full build, start to finish.

We started it in the depths of winter 2023 and finished in the Spring.

The project wasn’t done in one go as we had to return after the building work was completed. But all in all the project took around 18 weeks for a team of 4 of us.

Jamie Bush, founder of his eponymous Los Angeles-based interior and architectural design firm, discusses why great design takes time and investment.

“I truly believe that good design takes an investment in time,” says Jamie Bush from Montecito Residence near Santa Barbara. He adds that “it’s worth spending the time to do considerate, careful, meaningful design moves. I feel that rushing this is a disservice to the client but also to the fabrication and the longevity of what we build.”

While identifying his subcontractors’ unique skills takes time and investment, it’s invaluable for Bush. “Not every client is going to give us the space and time to work directly with the subcontractors and to discover what talents and skills everybody working on the job site has. But for this project in particular, the clients really allowed us to step into getting to know the people that are crafting the home, and that‘s when the ordinary becomes the exceptional,” he says.

The design and fabrication of a custom vanity and mirror at Montecito Residence is the perfect example of a piece of great design that takes time and investment. Understanding the fabricator’s parameters and capabilities allowed for a completely bespoke unit, one that takes time and investment to produce but ultimately enhances the end result.

The sentiment that great design takes time and investment rings true elsewhere, including in the integrated custom Casey Johnson Studio cabinet and the wall panelling crafted from the same white oak boards used for the flooring. Of these unconventional yet great design moves, Jamie Bush says it’s about “leaning into the people that are fabricating the house and what they’re great at and what they excel at, and exploiting that in the best possible scenario.”

Jamie Bush also applies the attitude that great design takes time and investment to the briefing process, working hard to understand his clients’ preferences and patterns of living. “Really spending the time with our clients was key to the success of the house. It’s not just about the aesthetics but really the functionality of how they want to live and what’s important or not to them.”

Bush takes this rapport with his clients one step further, working backwards from these discussions and allowing the results to not only inform but guide the design response, fuelled by the belief that great design takes time and investment. At Montecito Residence, this applied to the clients’ art collection, which was an important early consideration. “During construction, we really had to stop and look at the art collection and understand where specific pieces could go. It wasn’t something that was added on afterwards, it was really an integral part of the architectural process.”

Time is our most valuable commodity, and though Jamie Bush admits his line of work is often at the mercy of tight deadlines, he sees immense value in taking a slow approach and creating room for ideas to evolve without time constraints. He says great design unequivocally takes time and investment, adding that the “most inspired spaces and the most carefully crafted details are something that should not be rushed.”

We’ve just hit 10 million subscribers on YouTube, and we’re celebrating with the one you’ve all been waiting for… Bugatti vs Koenigsegg Carwow drag race!

Mat and the team have flown out to Dubai to get their hands on these awesome hypercars, and they’re about to go head-to-head as they race over the quarter-mile for the chequered flag. But which will come out on top? Let’s take a closer look at the stats.

Starting with the Bugatti, it’s the Chiron Super Sport, which comes with an 8-litre quad-turbo W16 that produces 1600hp and 1600Nm of torque. This power is sent to all four wheels via a 7-speed dual-clutch automatic gearbox, and the car weighs 1,995kg. Following several interior & exterior modifications, the car we have here is valued at £5,000,000.

Alongside it, we have the Koenigsegg Jesko Attack. This is powered by a 5-litre twin-turbo V8, and this creates 1280hp and 1000Nm. This power is sent to the rear wheels only via a 9-speed multi-clutch gearbox, and it weighs a whole lot less than the Bugatti, tipping the scales at just 1,420kg! But just like the Chiron Super Sport, it has a price tag of £5,000,000.

So the Bugatti is well up on power, but it weighs half a tonne more than the Koenigsegg! Could the weight difference prove decisive? There’s only one way to find out for sure… LET’S RACE!

First crafted by John Lautner in the mid-20th century, Silvertop is an iconic modernist home brought back to life. With the support of interiors firm Jamie Bush + Co, Bestor Architecture renovates the house according to its original design while lending the home a sense of contemporary foresight.

Set on a hillside in Silver Lake, Los Angeles, Silvertop overlooks a stretch of open space and greenery. The existing home brought seven years of collaboration between Lautner and his client Ken Reiner to a successful end. The result, with its arched concrete roof and glass walls, is as vital to West Coast design history as Fallingwater – crafted by the legendary Frank Lloyd Wright – is to the history of the East Coast. “This project was super well documented and that archive of all those drawings and documentation is at the Getty, so when we first started [the renovation], we were able to kind of create our own document of intentions,” says Barbara Bestor, principal at Bestor Architecture. The design brief involved restoring the systems put forward by Lautner and adding 21st-century technologies.

From the top of the driveway, a carport and ramp lead to a home brought to life. Immediately inside, there are two bedrooms and, further on, a kitchen and outdoor terrarium. Beyond lies a large living room with custom banquette seating. “There were a lot of functional requirements that this home had to meet. In a way, that’s preserving the integrity of the architecture but also creating a very liveable space for a family of four,” explains Jamie Bush, founder of Jamie Bush + Co. The interior design creates three clear zones within the central living space: the kitchen, the lounge and the dining area. While floating shelves define the kitchen, a tambour storage system hides the television in the lounge and bench seating draws diners close to a framed view. “These three distinct areas were about attaching elements to the existing architecture,” says Bush. “That gave a foundation for the programmatic separation of the spaces.”

Silvertop’s dramatic exterior consists of a concrete shell with glass walls, supported by four large concrete pillars. “Some of the futuristic systems in this house include, of course, the thin shell, concrete roof, but also the first infinity pool, and in the primary bedroom there's a great retractable skylight,” says Bestor. In the bathroom, a 10-tonne piece of glass allows the space to be opened to the patio, while in the kitchen, retractable wood cabinetry presents a clean visual that belies enhanced functionality. The home brought to life features timber elements, complemented by stainless steel, soapstone and terrazzo. The latter material is used to create geometric patterns flowing from indoor to outdoor spaces.

A respectful continuation of a bold Los Angeles house, Silvertop is a home brought to life and readied for the future. While heroing systems first introduced by Lautner, Bestor Architecture and Jamie Bush + Co make the changes necessary to retain the dwelling’s spirit of innovation.

Rosebery Residence is a revitalised Californian bungalow home with a hidden roof garden. Combining classic charm with contemporary sensibilities, David Parsons Architect celebrates the outdoors and natural light while providing an urban oasis for a busy, young professional couple.

The home with a hidden roof garden is located just south of the Sydney CBD, which houses many semi-detached and detached homes typical of the Californian bungalow style. “The clients wanted to restore and maintain the existing period dwelling at the front of the property, but provide a new contemporary addition at the rear, which really had an open-plan resort-style feel,” says David Parsons, director at David Parsons Architect.

“We crafted a new contemporary addition over two levels, which provides an open-plan living space, a ground level connecting to the rear garden and pool upstairs, and a new upper-level main suite, which is a luxurious escape for the owners overlooking the planted roof garden and pool below,” says Parsons. A new structure with a garden atop overlooks the pool, it’s hip and gable roof structure and dormer window allowing for light and ventilation.

Maximising sunlight via 3D modelling was imperative for the design of the home with a hidden roof garden. “We worked through various massing options that looked at different times of the year and different hours later into the afternoon to make sure solar access was maintained to the building and the pool as much as possible,” explains Parsons.

As you walk through the front gate of the home with a hidden roof garden, one is greeted with the more private spaces of the house before moving into the existing kitchen, now repurposed as an open-plan living and dining space with a simple concrete floor, white walls and ceiling.

The green roof over the pool cabana also creates insulated thermal mass over the garage. “At this house, the owners actually have three electric vehicles plus air conditioning and pool heating, so they have a high demand on power.” Therefore, the Tesla Powerwall 3, combined with the solar panels, helps create a more sustainable home.

Walking through the home with a hidden roof garden, multiple skylights welcome natural light into the space and offer glimpses of swaying palm trees beyond. Meanwhile, downstairs, large walls of glass and windows bring northern and eastern morning light into the kitchen and dining space.

“My favourite part of the residence is the cabana bathroom shower. It bathes you in natural light and breeze. It's a delight for all the senses that can transport you anywhere,” reflects Parsons.

Perched on a headland in Avalon in Sydney’s Northern beaches, the architect designs a beach house surrounded by nature. Surfside House is a family home of “substance, discovery and tactility,” says Richard Cole, architect at Richard Cole Architecture. “Substance comes from the heavy presence of the stonework and concrete structure, discovery because it doesn't reveal itself all at once … and tactility, because the materials are made to touch and weather over time.”

The home is based on a brief grounded in the amalgamation of two lots into one site. “It was a pretty open brief, calling for a relaxed beachside dwelling for an extended family,” says Cole. “We needed it to be a walk-in, walk-out house so it could cope with sand, salt and everything that goes along with beachside living.”

The way the architect designs a beach house to create a sense of movement starts from the entry sequence. One enters from the street level before arriving at a double-height entrance hall, which drops away from the staircase to the ground floor. The entrance hall is flanked by two large sandstone walls, with a sliver of a skylight that welcomes light into the interior design and directs the view to existing grass trees. An open-plan living, dining and kitchen design opens up to views of Avalon Beach and the sprawling palms and gumtrees beyond, while the bedrooms are more intimate and private.

The architect designs a beach house with a kitchen that is large and tactile. A wall of joinery adds intimacy to the space, while a long island bench becomes a piece of furniture in itself. V-Zug appliances integrate beautifully with the interior design, joinery and kitchen as a whole. “There is a seamless integration with the finishes,” says Cole. Throughout the rest of the interior design, neutral tones and timber dominate, imbuing warmth and a sense of calm.

Given its coastal location, spending time outdoors is naturally considered in the architecture and the way the architect designs a beach house. “The nature, garden and landscape are just as important as the architecture,” notes Cole. The family home integrates seamlessly with the garden, as the stone walls extend out into the garden by creating a series of terraces that drop down the site in a way that embeds the building within the landscape. “The main feature of the house is probably the stonework,” recalls Cole. “The beautiful thing about the stone is that it's a consistent material that has this wonderful variation in colour and texture and a beautiful level of detail.”

The architect designs a beach house that is a family home as well as a coastal oasis that beautifully responds to the site and the mood of the sleepy village. “I am most proud of the team and the clients were dream clients,” reflects Cole. “The level of commitment to the job really shows up to the level of detail and quality of construction – there is a genuine and authentic care that’s manifested in the house which is wonderful to see.”

Set against the backdrop of Sydney’s iconic harbour, Madeleine Blanchfield Architects thoughtfully reimagines a bygone home into a breathtaking penthouse apartment.

The home was inherited by the client from their late parents, who sought to maximise the potential of the apartment before selling. “The brief then meant that we didn't have a client, it was simply to just make this apartment as good as we possibly can,” recalls Madeleine Blanchfield, director at Madeleine Blanchfield Architects.

Perched on the 11th level and spanning two wings of a 1970s building in Sydney’s Darling Point, the architecture of the penthouse apartment held promise but had not been touched for decades. “It’s not so much about a grounded experience of location, but rather a sliver of space up in the air,” says Blanchfield. The home’s suspended location boasts 270-degree views of Sydney Harbour, spanning from the city skyline, Sydney Harbour Bridge and Sydney Opera House to the heads towards Rose Bay.

“The original building was decrepit, with old carpet, red walls and a fireplace that sat right in the view of the harbour bridge and opera house,” notes Blanchfield. However, it was later revealed that the architecture of the penthouse apartment had a robust concrete exoskeleton. “This meant we could take out all the walls,” says Blanchfield. This transformed north-facing living spaces into an expansive indoor-outdoor space. “It’s probably one of the greatest features of this apartment.”

Walking into the penthouse apartment from the lobby, a circular landing in blush-toned Breccia Pernice marble welcomes occupants, slowing down the entrance to create a sense of arrival. “You then step into a lowered ceiling space, to the left is the built-in travertine dining table and to the right is the travertine kitchen,” explains Blanchfield. The space then opens to the main living area, dubbed “the indoor-outdoor room,” which features small travertine tiles on the floor. “It really feels like it could be a balcony,” notes Blanchfield.

The interior design relies on a careful curation of materials, offering a warm, textured feel. Venetian plaster walls and ceilings, linen curtains and marble and travertine elements are complemented by frameless doors, mosaic tiles, delicate lighting and solid bronze cabinet pulls, tapware and trims.

Functionality is also at the heart of the penthouse apartment. “Because we didn’t know who we were designing the space for, it had to be functional for any person to use. It has a plethora of hidden practicalities. there’s a bar behind bi-fold doors, an appliance cupboard and a walk-in pantry,” says Blanchfield.

“It is mind-blowingly spectacular, the actual space, and the fact we were able to uncover that is something we are really happy with,” says Blanchfield. Both the interior design and architecture boast “a sense of absolute calm and serenity. It just feels magical in here and you never want to leave.”

The historic Goldwyn House, a mansion transformed in Hollywood, is the indisputable cornerstone of The Future Perfect’s ever-compelling pursuits. David Alhadeff, who founded pre-eminent design gallery The Future Perfect in 2003, is widely considered as having pioneered the residential concept gallery. The company’s outposts in New York and San Francisco offer site-specific collections in dynamic, domestic-leaning settings.

Located at the foot of the Hollywood Hills, The Goldwyn House’s history and context are evident in its most recent reimagining that sees the mansion transformed. Built by architect Arthur S Heineman in 1916 and most famously occupied by film producer Samuel Goldwyn, the multi-faceted space is now a mansion transformed into Alhadeff’s home (he resides there with his husband, Jason Duzansky and son) as well as The Future Perfect’s workplace, gallery and event space.

Open by appointment only, visitors can experience most of the home and its gardens. The original living area of the mansion transformed into the main gallery space, and other rooms throughout the two-storey house exist within the framework of a residential context yet contain thoughtfully curated collections and active exhibitions. The back of the house, which contains the kitchen, family room, a playroom and bedrooms, is kept private for Alhadeff and his family.

The gallery spaces are animated by The Future Perfect’s collection of contemporary art and design – one that incites curiosity and invites conversation. At the time of The Local Project’s visit, Colin King’s Variations collection was on view in the upper floor sunroom. There’s a tone-on-tone vignette where lighting by Karl Zahn is the centrepiece, while the Ontogeny collection by local Los Angeles-based designer Jason Koharik illuminates another room. Elsewhere, various pieces catch the eye, like Ian Collings’ organic formed stone pieces and Leena Similu’s clay-based sculptures.

Outside, Alhadeff worked closely with landscape designer Art Luna to see the gardens of the mansion transformed into a green sanctuary befitting of the home’s inherent majesty. The pool is a quintessential Los Angeles-esque centrepiece, and the sculpture garden – a supremely inviting spot to bask in the bright Californian sunshine – serves as a backdrop for exhibitions and events.

For Alhadeff, his greatest achievement is undoubtedly his son, and the realisation of The Goldwyn House holds a similar weight. “The whole house is like a child,” he says, adding that “the concept was born as a nomadic idea and the decision to purchase it invited an opportunity for us to architecturally integrate our program into the space.” And though he admits this hybrid live-work framework is an acquired taste, he’s untroubled by it. “I think that for as long as this works, we’re going to keep doing it, and when it feels like it’s not right anymore, we’ll move.”

Nestled between the forest and the ocean on the east coast of New Zealand's North Island, Te Arai Beach House manifests as a contemporary cabin in the woods.

“The power of the site when we first visited was in the ocean, the forest and the sand dunes. So we wanted to provide a building that doesn't challenge or reduce the sense of beauty that's already there,” says Tim Hay, design director and co-founder at Fearon Hay. “We instantly looked, in terms of the architecture, to references that related to those different thresholds – the ability to emerge from the forest, discover the ocean, but still have a sense of protection,” notes Hay. “So this idea of the cabin in the woods was an idea that stuck from very early on.”

From afar, Te Arai Beach House appears to be a series of simple, unambiguous silhouettes. However, as one moves closer, complexity is revealed through blurred thresholds, operable screens and considered openings. The first building is a cabin that contains a garage and guest occupation. “This sits between an open space that frames a courtyard and the main building, which is set to the ocean, and is fundamentally a pair of open suites that capture an open plan living space between them,” explains Hay.

Grounded in the desire to design a cabin in the woods, there is a strong connection between materiality and the forest. Timber is used for the facade, with the cedar also used inside, “but with an oiled treatment, so it has a warmer, richer hue to it than the weathered, silvered exterior,” says Hay. Decayed concrete that evokes a sense of time also features throughout, used as a counterpoint to the timber. Meanwhile, shutters provide a sense of breathing and reduction of light that further softens the building.

Interior design by Sonja Hawkins, who is also the homeowner, takes a similarly layered and contextual approach. “When you are building from scratch, the temptation is always to incorporate everything you dreamed of and what the budget allows for, but in this case, it was almost the opposite,” reflects Hawkins. “We wanted a very simple dwelling that allowed us to live a very simple life.”
Grounded in the cabin in the woods theme and with references to the farmhouse vernacular, the environment inspires the interiors. “I used both the ocean aspect and the forest within my thinking,” says Hawkins. A natural palette dominates, with warm and earthy tones favoured. “I've used the green of the forest and then within that, we have moments of darker elements, like the painted kitchen cabinetry and some sculptural elements.”

The interior design, natural environment and materials combine to create this cabin in the woods, evoking a simple sense of habitation and a pure experience of the site. “The most rewarding part of designing a home like this is the relationships and the results we've achieved with a client and a collaborator,” reflects Hay. Hawkins adds; “I think I’m most proud of how quietly the building sits within the environment and it just feels so peaceful and so at home.”
